You Own the Property. You Don't Have to Set It Up Yourself.

Buying a short-term rental out of state is the easy part. Furnishing it, fixing it up, staging it, and getting it photo-ready is where most remote owners get stuck — or end up flying in for weeks at a time.

You're Not Local

You can't run to a furniture store, meet a contractor on-site, or receive a delivery truck from out of state. Every task requires someone physically in Charlotte.

No Local Team

Designers, contractors, and photographers are easy to find — but hard to vet, schedule, and manage remotely without someone coordinating them for you.

Every Vacant Day Costs You

A property that isn't live isn't earning. The longer setup drags on, the more booking revenue you leave on the table.

What's Included

We act as your project manager and boots on the ground — coordinating every person and every task it takes to go from empty house to live listing.

Interior Design & Space Planning

Our designers create a layout and style plan for every room, built to photograph well and hold up to guest traffic.

Furniture & Decor Purchasing

We source and purchase every piece of furniture, decor, linens, and small appliance the property needs — you approve, we buy.

Delivery Coordination

We schedule and manage every delivery, so nothing sits on a truck or shows up when no one is there to receive it.

Contractor Coordination

Paint, repairs, punch-list items, and any pre-launch work — we bring in our vetted contractors and manage the job.

On-Site Setup & Staging

Our team physically assembles and places every piece of furniture and decor in the home — a full move-in-ready setup.

Listing Photography

Once the property is staged, we bring in a professional photographer to shoot the listing photos your booking pages need.

How It Works

One project, five stages, one point of contact the entire way.

1

Consultation

We walk the property, discuss your budget and style, and scope the full project.

2

Design Plan

You get a room-by-room design and furnishing plan to review and approve remotely.

3

Purchasing

We purchase everything on the plan and coordinate every delivery date.

4

Setup Day(s)

Our team assembles, places, and stages the entire home — furniture, decor, and finishing touches.

5

Photos & Launch

Professional photos are captured and the property is ready for you to publish and go live.

This Is Not Cohosting or Property Management

Setup My Airbnb is strictly a launch service. We are not your cohost, we do not manage guest communication or bookings, and we do not run your property after it goes live. Our job ends where property management begins: we get the home guest-ready, and you take it from there — running it yourself or bringing on whatever ongoing help you choose.

A note on material participation: Many owners pursuing short-term rental tax benefits need the activity to be treated as non-passive, which generally requires the owner — not a manager — to materially participate in operating the property. Because Setup My Airbnb is a one-time launch service and not ongoing property management, it's designed to get your Airbnb ready for you to operate and materially participate in once it's live.

This is general information, not tax or legal advice. Talk to your CPA or tax advisor about how material participation rules apply to your specific situation.
